Revelstoke property values have been steadily rising as demand outstrips supply. The resort build-out is expected to take 10-15 years, and since mere months have passed since this cycle began, opportunities abound for the savvy real estate investor looking for a

Revelstoke property.

Revelstoke price appreciation has been most noticeable in the single-family residential arena until now; look for this to be leap-frogged exponentially by IC&I land from this point on as sophisticated investors seize opportunities now, for future development. Just recently the trend has shifted to those wanting to be positioned in development properties, rather than in a fixer-upper on single-family zoning; evidence that the streetwise, experienced investor has entered the market.

Traditionally, Revelstoke tourist accommodations operate near capacity in winter. It is estimated that the 2007-2008 winter season Revelstoke will see a shortage of some 1500-2000 tourist beds each night due to increased demand. High-end flagged hoteliers are scouting the landscape positioning themselves for this pent-up demand. Yet few new projects are even near permit stage and large property acquisitions are difficult, if not impossible to garner. Look for City Hall to fast-track development permits following this winter season.

Revelstoke, with a population of 8000 people, has always been a tourist destination with it being surrounded by National Parks, rugged mountain peaks, awesome glaciers, majestic wildlife, incredible scenery, and friendly people. Yet things are changing...rapidly. Revelstoke Mountain Resort is marketing to an ultra high-end international clientèle, unlike it's regional competitors. Setting itself well above the fray of the mass-market, middle-income ski vacationer/investor. This is probably best evidenced by their exclusive real-estate marketing relationship with Sotheby's International.

As infrastructure and development, both by RMR and outside investors is allowed to flow freely, efficiently, and without permitting delays, look for the very-wealthy and very-famous to name Revelstoke as one of their many international homes. With the level of service and comfort this genre demands, an estimated 4.3 service/trade personnel will be required to service the needs of 1 ultra wealthy individual. While most eyes are sidetracked; looking towards the ski area and the wealthy, this is by far the most overlooked opportunity on the Revelstoke housing market horizon; rental property vacancies are near 0% and rents are doubling when tenancies turn over. No new multi-story residential rentals have been built in 30 years. Where will those thousands of newly arriving service/trade/professional personnel call home? Expect huge profits if you can solve this problem.

The rich have always had enclaves, and are continually looking for new ones. Revelstoke will quickly need to play catch-up to be a contender. While we have extensive broadband and wireless communication, and an airport that is increasingly seeing more Citations than Cessnas, but lacking is the great hotel, exclusive spa, multiple movie theaters, and high- end shops. Transportation, communication, and technology are continually improving, and it is becoming far less important to be near a major population center. Remember the wealthy are looking for exclusivity and do not need to be near a 'job'. The relative isolation of Revelstoke could be it's greatest asset; walk a 100 metres in any direction in Revelstoke and you'll find wilderness.

What Revelstoke does have is a small, tight valley with National Parks on 2 sides; setting a natural limit on the supply of real estate property available. At the same time the environmental juggernaut has made it virtually impossible to open a new ski area or expand an existing one in North America, and Revelstoke, being an established mountain town tends to have those who, once ensconced, slam the door to outsiders with restrictive zoning. This is creating an artificial scarcity to buttress the natural one. It is in this 'perfect storm' that prices can move explosively; to levels no one could have anticipated with conventional analysis. (Think ASPEN)

There is a fresh market trend blowing over ski town topography, where the discerning ski-village home seeker selects seclusion over expediency. While ski-in, ski-out has previously been the deeply-embedded orthodoxy for the ultimate in cachè, the reality of on-mountain living is one of virtual ghettoism, and panoramas that extend no further than the neighbour's kitchen window. Alternatively, cross-valley view properties, removed from the fray of the masses, but close enough to check the ski-report from your own front deck vista are the newly sought-after pinnacle of exclusive, private mountain living.

Frank Lloyd Wright when asked over 60 years ago where to buy property he said, "Think of how far you want to be out of town, then go twice as far...growth will catch up to you" Still great advice today. Revelstoke has very few pockets of land to expand to and only to the south and west; after this there is no room to expand...available property will become very valuable. Tight land supply changes the time scales people think in; a 2 hour commute into San Francisco seems like nothing, while a 15 minute drive in Revelstoke seems like a lifetime. For this reason, you want to be buying large land positions up to 20 minutes from where the action is now.

As one scours the landscape, looking for Revelstoke's hidden propety gems, we see that the majority of upside is already included in the equation. This is what makes this large, 143 acre parcel which borders the City Of Revelstoke to the west so unique.
